What does a transaction coordinator do?

As a Transaction Coordinator I am responsible for managing the administrative tasks involved in a real estate transaction, ensuring everything runs smoothly from contract to closing. I handle the paperwork, track deadlines, and coordinate communication between all parties, including buyers, sellers, real estate agents, escrow companies, and lenders. My duties often include reviewing contracts, ensuring compliance with local regulations, and managing the flow of documents. By staying organized and detail-oriented, I help reduce the workload for agents and ensure that all transaction steps are completed on time, facilitating a successful and timely closing.

What will a transaction coordinator not do?

• Negotiate: I will not negotiate any terms with your clients.

• Client Advising: I will not advise your client on anything regarding their transaction.

• Client Representation: I will not represent or speak on behalf of your client.
  

what if a transaction does not close?

There will be a $100 charge for any transaction that I assist on that doesn’t close successfully.

Are you licensed?

I am not a licensed Transaction Coordinator.

how will I know what is going on with my transaction?

Throughout the transaction I will be sending you updates so you know exactly what is going on. I can do this through email, text message, or video call, whichever way is easiest for you.

how do we get started?

The first step we will take when starting our partnership is to hop on a video call. During this call we will chat about what tasks you need assistance with, what systems you use, and any other preferences you would like me to implement while I work on your transactions. If after the call you decide you would like to move forward I will send you an intake form and a contract to fill out. After those are taken care I will move forward with assisting in your transactions.

do you offer anything outside of contract to close?

Along with my offer of contract to close, I also offer social media management and graphic creation. These services assist you with keeping your online presence up to date and allow you to focus on your face to face business while I continue your online business.
